How are our products guaranteed?

  • Real estate as collateral

BigFundr is in the business of providing loans for real estate projects. All our loans have real estate as collateral. 


  • Loan-To-Value (LTV) ratio capped at 70%

BigFundr will only lend up to a maximum of 70% of the property’s value, known as the Loan-To-Value (LTV), which refers to the total loan amount as a percentage of the market value of the property (excluding GST and sales costs). This provides a buffer for any changes in the property value on the market that could result in asset devaluation.


  • BigFundr has the first legal charge on the real estate 

In the unlikely event that the Borrower goes into default, BigFundr has the right to liquidate the property to recover the funds. Regardless of the property liquidation outcome, BigFundr will be the first to be paid back upon the sale of the real estate­.


  • Buy-Back Provision by Fund Management Companies 

BigFundr works with some of the largest Fund Management Companies in each jurisdiction. These Fund Management Companies each have between S$1 billion and S$3 billion dollars worth of loans under management (LUM). At the start of each loan, these companies give BigFundr a guarantee to buy back the loan notes at an agreed time.


  • Personal Guarantee by the Borrower Entity 

All our loans benefit from a personal guarantee by the Borrower Entity. This means that in the unlikely event that the Borrower goes into default, BigFundr has the right to liquidate the real estate to recover the loan. Should there be a shortfall on the loan from the liquidation of the real estate, BigFundr can seek recourse from the Borrower to make good on the loan.


  • Full guarantee provision on your investment (principal and interest) by Maxi-Cash*

Your principal and interest are fully guaranteed by a legally binding contract between BigFundr and Maxi-Cash*. In the unlikely event that the Borrower misses out on their repayments or goes into default, Maxi-Cash* will immediately step in to repay you, our investors, your principal and interest payments as scheduled.
